Fort Erie is a municipality of roughly 32,000 spread along the Niagara River and the Lake Erie shoreline. Taking a seasonal property to year-round use is rarely just a matter of adding a furnace. What we typically find once the interior comes off:
Panelling or thin board applied directly to studs, with nothing behind it. Insulating those cavities properly, with a correctly placed and sealed vapour barrier, is the difference between a warm house and a house you heat constantly and never enjoy.
Once the original wall finish comes off, you find out what has been happening behind it for forty years. Sometimes nothing. Sometimes moisture damage, pest activity, or framing that was never intended to carry a modern interior.

Practical advice rather than a sales pitch.
Work in a seasonal property is usually best done outside the season you actually want to use it. That sounds obvious and it still catches people out, because the moment you are motivated to improve the cottage is usually the moment you are sitting in it in July.
Booking ahead matters more in Fort Erie than almost anywhere else we work. If you want a conversion finished before next summer, the conversation should be happening in the autumn, not in May.
A related point: a property being worked on through winter needs heat in it. Joint compound will not cure properly in an unheated space, and a cold house significantly extends the timeline or compromises the finish. If the property has no heating yet, that changes the sequence of your project and we will talk it through with you.
