The gap between the first and second number on this page is the single biggest variable in the job, and a lab test is what decides it.
You cannot tell by looking
Asbestos fibres are microscopic. There is no colour, texture or pattern that distinguishes a ceiling containing them from one that does not.
The build date is not the texture date
A lot of Niagara post-war housing picked up stipple ceilings during a 1970s or 1980s renovation, not when the house went up.
Positive does not mean removal
Encapsulation seals it permanently and costs a fraction of abatement. On an eight-foot ceiling it is very often the better call.

Questions about popcorn ceiling cost
Why is the asbestos figure so much higher?
A positive test turns a scrape into licensed abatement: containment, negative air pressure, protective equipment and a licensed disposal stream. That is three to four times the labour and overhead of a straightforward removal.
What is encapsulation and why is it cheaper?
Boarding over the existing ceiling with new drywall, which seals the texture permanently instead of removing it. Asbestos is dangerous when disturbed, so leaving it sealed and undisturbed is a legitimate answer. It costs less than abatement and drops the ceiling by about half an inch.
Should I test before I budget?
Yes. A $60 to $150 lab test decides which of these three numbers applies to you, and the gap between them is thousands of dollars. Guessing in either direction is expensive.
Does the price include painting?
No. We hand over a skimmed, sanded, paint-ready ceiling. Painting is a separate trade and we are happy to recommend painters who are used to working behind us.
Is it cheaper if I do several rooms at once?
Meaningfully, yes. Masking, setup and equipment are the fixed costs and they are spread across the whole job. Doing a whole floor at once is well under the sum of the same rooms done individually.
