Drywall for commercial and multi-unit projects

We take on office fit-outs, retail units, restaurants and bars, medical and dental offices, warehouse and industrial office space, multi-unit residential, and institutional work.

Scope on these jobs comes from drawings, not from a conversation at a kitchen table. That changes how we quote, how we schedule and how we coordinate, and the sections below describe how we actually run it.

Fire-rated and code-compliant assemblies

This is where most drywall contractors in the Niagara region quietly stop, and where a lot of commercial projects run into trouble at inspection.

  • Type X board and rated wall systems

    Type X is 5/8" gypsum board with glass fibre reinforcement that holds together longer under fire. A single layer buys roughly 45 to 60 minutes. One-hour and two-hour rated assemblies generally need multiple layers per side, built to match the tested design your drawings specify.

  • Demising and party walls between units

    Separations between dwelling units and between tenancies carry a required fire-resistance rating under the Ontario Building Code. The layer count, the board type, the fastener pattern and the joint stagger all form part of the tested assembly. Change any one of them and the rating no longer applies, whatever the board says on the back.

  • Firestopping at penetrations

    Every pipe, conduit and duct that passes through a rated wall is a hole in the rating until it is sealed with the right listed product. Unsealed penetrations are one of the most common reasons a rated assembly fails inspection, and they are easy to avoid if someone is watching for them.

    We build to the assembly on your drawings and we keep the documentation your inspector will want to see.

Working as a subcontractor on your site

Coordination is the part that decides whether a GC calls you back.

We sequence around the trades ahead of and behind us, hold the dates we commit to, and tell you early when something is at risk rather than on the morning it becomes your problem. Site gets left clean at the end of each day, because the next trade in should not have to shovel our offcuts.

On repeated units we care about consistency above all. Twenty apartments finished to twenty slightly different standards creates a deficiency list that costs everyone.

Our crews carry WHMIS and Working at Heights certification. On most Ontario commercial sites those are access requirements rather than selling points, and we keep them current.

Ceiling systems for commercial spaces

  • Drywall ceilings and bulkheads

    Flat ceilings, dropped bulkheads, soffits and mechanical enclosures, finished to the same standard as the walls.

  • T-bar and suspended ceilings

    Where mechanical, electrical or plumbing above the ceiling needs to stay accessible, a suspended grid is the right answer rather than a compromise. We install grid and tile in standard configurations, and we will tell you honestly when a space is better served by drywall.

Insurance, WSIB and site compliance

Commercial clients check this before anything else, so here it is plainly.

The reason a GC cares is straightforward. An uninsured subcontractor does not carry their own risk, they transfer it to you. A sub without WSIB clearance can stop a project on an Ontario site.

Yes. Occupied retail, restaurant and office spaces are often best done outside operating hours, and we schedule around that regularly. It affects the quote, and we will show you the difference so you can decide.

Do you carry WSIB clearance certificates for our records?

Yes, and we will supply a current one before we mobilise and refresh it whenever your records need it.

Can you handle multiple units on the same schedule?

Yes. Consistency across repeated units is something we plan for deliberately rather than hope for, since that is where multi-unit projects usually generate deficiencies.

Do you supply the fire-rated documentation our inspector needs?

We build to the tested assembly specified on your drawings and keep records of the board type, layer configuration and fastening used. We will provide what we hold for your inspection package.

What is your typical lead time for a commercial quote?
